Why should this make any difference to you? Because...while home ownership is declining, "rentership" is increasing...dramatically. Vacancy rates are at all time lows and rental rates are continuing to increase.

As an investor, could there be a better reason to be holding a private mortgage on a rental property that is producing 9-10% interest income per year?

WHO IS WILLING TO PAY YOU 9-10% INTEREST FOR A PRIVATE LOAN?

Our 1st lien trust deed business is based upon the financing of single family rental homes for investors who want to be "landlords" but can't qualify for a bank loan because of one of the following reasons:

1) The investor lives outside the United States and cannot obtain bank financing for real estate investment purposes.
2) The investor is a domestic seasoned real estate investor and is restricted to a small number of bank loans for investment properties.
3) The investor is using an IRA or 401(k) and must obtain a non-recourse loan (no personal guarantee). Banks will not lend on this basis so the investor must utilize private funds.

These 3 types of investors are Safeguard's target market.

Safeguard's clients are more than happy to accommodate these investors with a private mortgage loan as long as the investor/borrower is willing to put down 50% of the purchase price in cash, pay the closing costs and mortgage origination & underwriting fees.

Additionally, the borrower must agree to a 60 month term at 9-10% with interest-only monthly payments made direct to the lender's bank account.
