In our January 2016 update, we took a look at 5 excellent reasons to invest in the single family rental market and we pointed out the top 5 reasons people are choosing to rent rather than buy.
We’re now in the middle of the 2nd Quarter of 2016, and nothing has changed:
The stock market is still volatile.
The single family rental market remains strong and stable.
Safeguard clients continue to acquire 1st lien trust deed notes at a record pace.
1st lien trust deed lending is a great way to conservatively diversify holdings in your Self Directed IRA, Solo 401(k), or personal funds. On average, the lending options we provide yield a 9% annualized rate of return.
Are there risks? Yes, but the risk is minimized because real estate always has “real” value, unlike paper assets tied to the stock market that can disappear overnight.
In 2015, Safeguard added several new local partners who have been highly successful in their local markets with acquiring, rehabbing and managing single family homes.
In this update we want to highlight the Kansas City market:
The Kansas City metro area is home to over 2 million people.
75% of homes are single-family
Average age of residents is 36
Cost of living is 20% lower than the US average
Unemployment rate is at 4.4 percent
Between 2014 and 2015, 16,000 new jobs were created
Ranked as the area #2 for being the best city for renters
Rated as one of the best cities to own rental property
Our local partner is highly skilled, his company is well organized and he has the capability to acquire, rehab and sell up to 20 single family rental homes per month.
Many of the investors who purchase these homes also need financing and Safeguard clients are more than happy to offer private mortgage loans from their IRAs, 401(k)s and personal funds.
1st lien trust deed lending opportunities range from $35,000 - $45,000.
Our waiting list for notes has been all but eliminated due to coming into the most productive time of the year when the weather permits almost non-stop rehab work.
Contact Brandon Reed or Corey Fleetwood to ask questions or receive a short presentation of how the process of acquiring a 1st lien trust deed actually works.
